Lease for renting parking space in residential building

What would usually be the standard lease for renting a parking space? Fixed duration or open ended with a notice period? (and are there legal constrains defining what can and can't be done) Would anyone have a good template of document to sign? (I assume to be covered it is better to sign a formal written agreement?)
