How long to draw plans for extension and refurb?

    Hi,

    (I posted this in the architects' forum but it does not seem to get much traffic so have put it here too - mods feel free to remove the other post as I could not see a function to do so))

    Anyway, can anyone tell me how long it would take to draw the plans for a two storey extension on a four bed house? On top of the extension, the main house has some basic redesign work and two walls being knocked.

    I met my architect a month ago and he said he would have a draft of plans over within 'days' but we have seen nothing yet. Got a few emails to say he was working on it etc...

    As of Thursday, I am drawing down a mortgage on the new house and paying rent on our current place so the longer it takes to draw plans, the more it costs me. Should have got a firm date off architect but did not.

    We had planned ahead and were hoping to have our planning permission in as soon as we got keys to keep costs down.

    Depends on if he is working on them in the evening or during office hours.
    Maybe 2 weeks full time to slow for a step back and thoughts on how the design can be achieved correctly.

    Thanks for your reply. I expected it would take two weeks, but maybe the snow caused a delay. Either way, it is going to cost me.

    It’s going to cost you anyway. The planning process is at least 4 months long.

    Yeah, that period waiting for planning is all budgeted for. It's the delay in the plans coming through that I had not costed for as assumed we would have plans signed off and planning application in as soon as we got keys.
