Planning Permission on 1 acre site with derelict cottage

    Hi
    Looking to buy a cottage on 1 acre site, Cottage is derelict but could be made habitable
    Just wondering what issues will I run into if I look for planning to knock down cottage and build a one off house.
    I noticed the site on county council website that it had looked for some type of planning 1986 and states local needs.
    I don't know whether this is valid presently but I know it is hard to get planning from the local authority and I'm not local to the area.

    most local authorities have policies for this exact situation, and these policies differ from LA to LA

    so you need to check your local authority development plan

    Just organise a preplaning meeting with what ever council the site is in. Outline what you are hoping to do. You should come away some indication what you are likely to be able to do.

    So would have no issues making the cottage habitable if I wasn't successful about planning.
