    Hi guys,

    I've seen a lovely house for sale - https://www.myhome.ie/residential/brochure/9-cnoc-na-gcaor-abbeyknockmoy-galway/3675877

The internal work is complete. From what I see in the photos, it needs walls to be fitted with those wooden panels, all walls plastered, electrical wiring and plumbing I think.

Trouble is, I have no idea what level of cost would be involved in just getting the house to the stage where you could then fit it with kitchen and furniture, etc.

Can anyone see from the photos what ballpark range of money would need to complete the internal work? I just have no idea if it would be 20-40k, 40-60k, etc. and my budget is limited.

I'd really appreciate any advice or feedback anyone can give.

It’ll be well over €100k. I know from my own experience.

unusually outside is fully complete . So my guess would be anything up to 100k.

    Slabbing 2k
    Plumbing 7k ( minus part l )
    Electrics 5-7 k.
    Plastering 5 k
Airtightness and part l compliance 5-15k
Airhandling unit if airtight . 5k
    Kitchen 5-10k
Second fix carpentry ( some first fix ) 5k-8k including material
Insulation 3-5k unknown what’s is done already in cavity.
    Flooring 5-7 k
    Stairs 1500-3500
    Bathrooms 3-5k
    Tiling 3k
    Fireplace/stoves/lining 3k.
    Furniture and finishes 12-15k

80-100k will go along way if managing it yourself.

If employing a builder add 25k to oversee.
