    Recently applied for planning permission for extension to house.
    Planner raising issue of shed/garage having no planning permission and needs to be resolved before I can apply for further developement.
    Shed built in 1975 and approx 40sqm in countryside . According to previous owner.
    Just wondering does anyone know if this could have been exempt development back then.?
    How best to approach this do people think.

    No.
    You need to apply for retention permission for the shed and planning permission for the new extension. This can be done in one application.

    In my opinion, it’s extremly good work by the planner and more should be acting this way. It eliminates possible future unauthorised works and forces people into compliance.

    Yes. It's fair enough from planners. And I'll be happy to finally have all ducks in a row. It needs to be addressed at some point.

    Would you know of any exemptions back in 70's in regards to this shed. After speaking to previous owners son. He is suggesting his father never did things outside regs/rules. So wondering why he did apply for permission at time.

    Not without the regs in front of me.
    You’d need to tell me an exact year of construction and where it’s based though.

    Just apply for ‘rentention to existing shed, and permission for extension.. etc

    No big deal.
