    So I’m planning on building a 48 square meter rap around extension (2 rooms over the flat roof of a converted garage and an extension out back) in Bray....I’ve gone out to a number of builders and only 1 has come back with a quote of €2522 m2 / €234 sq ft... this in inclusive of VAT, prIce of extension, electrical and mechanical (new kitchen plumbing, heating in extension etc) works....

    I was expecting a lower quote but the way the housing market is at the moment I don’t know if I should get this guy booked pronto or shop around further.

    Any thoughts....is it a good quote?

    Don't forget to factor in approx 150 per Sqm for Council levies.

    The only way you will know if it's a good quote, or not, is to get another one or two quotes.

    Have you considered that the garage might not be structurally suited for building on top of it, and its therefore a liability as a project for a builder? Have you had a surveyor look at it?

    I hear ya but a lot of the other builders we’ve approached have either said it’s ‘too small’ a job or that they’ll be free in 6-7 months....kind of want to get the ball rolling in the next month or so

    Yes surveyor looked at it...all ok from that perspective

    Based on a recent extension I've done, it's fairly on the money. Do you have a QS to go over the figures for you?
