I am thinking of building a steel frame house but am unsure of drawbacks like soundproof/ease to heat/insuring etc.. If anybody who has built one or lives in one can offer me any advice i would be very grateful. If anybody in Cork/Kerry/Limerick area would be willing to show me around their house I would very much appreciate it.

Can I ask why you want to build with steel and not a more traditional brick/block or timber frame?

Quoted a really good price for a steel frame house. A similar concrete build house would cost alot more.

Have you got the details, insulation, renewables and air tightness details done?
Will it meet the regulations ok?

When you say you have got a price, did they price from full construction drawings?

Who designed t and who is signing it off as compliant with Planning and building regulations?

    Where are you based?
I know a site where they are building 14 houses using a steel channel frame (similar to timber frame) with brick /block outer leaf.

    Your being very very vague.

Some more description as to what your planning, what you were quoted for and to what stage?

I wouldn’t call them rapid build. Same time frames as timber frame in my experience. But yeah, council schemes.

I think I know the company making these...worked for him in the past. He has invested heavily in the machines to make the frames. Serious pieces of kit and the accuracy and attention to detail will be very good. He's aiming for very high levels of insulation and airtightness as well.

€120,000 K for a 4 bedroom, 1 bathroom and 1 toilet bungalow. Underfloor heating and mechanical heat recovery system.

steel frame would be terrible for sound. Drop something on the floor and the sound will travel around the whole structure.

I worked on a project of converting an old office steel frame unit to a resi unit and it was terrible the affect of sound.
