Planning Permission -rear extension...garden less than 25m2 to begin with

    Hi,
    We built out slightly to rear of house...changing the door to wider bay double doors. The extension was less than 40m2. Our garden is a patio area & was less than 25m2 to begin with. Does anyone know if the extension (bay double doors) is exempt from planning permission or any planning law that would exempt it?

    Planning required.
    Because of the small garden, any extension would bring you into the planning envelope.

    If these works are done already, then retention permission required.

    Thanks, so you’re penalized for having a small garden. As a neighbor with bigger garden would not need planning?

    No you are not penalised. You just don’t fall within the criteria of the exempted development regulations.

    Just apply for planning and most likely it will be granted.

    Is your garden area all to the rear of the house or is there space to the sides as well?
