Glass side extension

    Hi all

    We are interested in a terrace house with a full width extension to the rear, half two story (flat roof) other single story flat roof. The extension is north facing and has no roof windows to let any light in. I think replacing the single story with a glass side extension could be great. I’ve attached one that sparked my interest.

    Has anyone got one/costed one and have any knowledge of them?

    1. How much is the terraced house?
    2. How much work is required to existing house?
    3. And what is your budget?

    That’s a seriously tasty extension, arch/design fees alone could be more than your imagined works budget.

    Polished concrete floor
    Flush paving with secret gutters
    Structural steel recessed into ceiling
    Specialist glazing system

    Someone put a lot of thought into making that extension look ‘simple’

    There is an extension in place in the property, it would just be putting in the lean to glass side extension, just looking for that element cost if anyone knew/ had experience of them

    So ‘just’ the glazing installed in your photos maybe 7-20k depending on how chunky the framing (subject to Building regulation compliance)

    But then your designer also needs to consider detail & construction of :
    - a nasty gutter detail
    - wall, floor details
    - knocking/supporting walls?
    -making good existing walls/foundation/concrete floor?
    - New flooring throughout? Would you redo the ceiling throughout?
    - Any plumbing or electrics?
    - unknown unknowns

    10k can turn into 50k very easily
