Modular homes

    Hi all just wondering if any of ye live n or know anyone who lives in a modular home, we have full planning on a site and are thinking of this as a permanent residence, Tia

    When you say modular home, what do you think a modular home is?

    It’s a thrown about word in the construction industry, withnot many modular homes actually constructed.

    Do you think it will be cheaper than a traditional build? Will it look like what you have planning for? Will it meet building regulation?

    Do you have an example of what you are looking for?

    As far as I know they will custom build to our plans, house will come completely wired and plumbed with king span insulation, not sure how thick walls r insulation is l but 70 mil for one or the other rings a bell, the houses have no ceiling so that means no attic, we are going to see a constructed one this week by the company we are thinking of buying from, weather permitting the roads are ok, I think it will be cheaper than regular build, they cost 30k for an 1 bedroom and an extra 7k per bedroom after that, I'm not sure if they comply with building regs thats something IL have to look into, we are planning on building a 4bed bungalow

    Can you PM me the company details please.
    I would hazard a guess that they do not comply with our Building Regulations based on that price and the 70mm insulation mentioned.

    You also need Certificates of Compliance with Building and Planning Regulations. Make sure you ask them if they can provide this.

    Not info with regards to compliance or certificates of compliance. New venture for them so I’ll give benefit of the doubt that they may not realise they have people thinking they can build new homes with their system.

    I’m open to be corrected and proved wrong though so please update if you can get any info out of them.

    I had some free time this afternoon MT :)
    I wanted to try get first hand info at what they were telling possible clients.

    They would give away no info over the phone. Kept asking me what I wanted to know and if I was interested in a unit or not?

    We looked at another kind of modular, passive home - all top level insulation etc and very nice looking.

    What I was concerned about though was that they gave a price that it would cost you, but then it turned out that they provided floors, walls and heating system, windows etc and then an estimate of what it would cost you to dig foundations then employ electricians, plumbers, plasterers, roofers etc. None of these were included in the construction and it was entirely the customer's responsibility to juggle all these tradesmen with the company's delivery and construction of the structure, some of which overlapped.

    They appeared to be very well built, very attractive and apparently complied with all regs, but it looked like a huge financial gamble to me with no-one being responsible for the overall building and costs.

    We won't b going looking at the modular home this week now cos the roads too bad, I have a list of questions for them when we eventually go

    Proof that the limited fad of modular homes was short lived. Modular homes was a term created by the media here, we haven’t built any modular homes that comply with our planning and building regulations, especially any modular homes that are cheaper than traditional build, which most people assume.

    Maybe you can clarify what you are looking for in a “modular home”.
