    Hi,

    Looking at a shell for a business. Working under the assumption that it's designated as retail. It's a new build so also assuming for now disability access etc is per spec.
    It's about 1000 SQM.
    I would be looking to use it as a gym.
    What costs should I budget?

    Work out exactly what is already approved.
    You cannot get A DAC for a shell so whatever business you put in there will need a DAC to suit your use and layout. May also need a fire cert. obviously planning.

    I wouldn’t expect any change from 10k to get through the 3 processes.
