Chimney - lead pan

    Hi

    I'm having some problems with water marks on a ceiling and wall which the assessor said is because it's an old house and there's no lead pan in the chimney.

    Can I get a lead pan installed without a total chimney knock and rebuild?

    Does anyone know?

    It's red brick. I've had it pointed, resealed and had the lead flashing replaced and the tops capped. It's a new roof but the builder didn't vent the 3 chimney's he closed up and I thought that was why the wall was getting damp but the assessor said it's because I have no lead pan/tray

    Did it leak before the new roof went on , you should get a second opinion on the new flashing

    The house was derelict when i bought it, the whole place was damp so I'm not sure if any of the leaking was more it originally. I did a complete rebuild, keeping what I could which was basically 3 of the external walls and the chimney stack with 4 flueshafts. I had 3 of the flueshafts closed up and only one of them is showing damp now. There is no attic under the chimney stack and one part on the ceiling sitting joining the stack is showing water damage, I've had that reflashed twice now. The assessor seemed to think I might need a total knock of the chimney and rebuild but it will cost a fortune and if it's not the problem I'm back at square one.
