New Build 2018/19

    Hi folks!!

    Planning on a new “Self Build” soon maybe end of the year and early next year.
    I’m Looking for peoples recent experiences in costs.

    I’ll be looking to build a straight forward rectangular house, maybe a porch to break up the look.
    Probably 2000sq ft max with room to convert the attic in the future, well insulated, medium spec.

    We have land/site South Dublin/Wicklow

    And mate is architect and will be doing our planning and plans as a pay back favour.

    I’m also a carpenter for all that work will be covered also a lot of the donkey work;

    Slabbing
    Facsia/soffit
    Scaffolding
    Site clearance
    Wall chasing if needed
    Slating
    Painting
    Maybe electrical (mate to be repaid in his self build)
    Foundations
    Pouring floor

    Just seeing if these figures add up to other people’s build going on;

    Roughly!!??

    2000sq ft with builder @ 130E sqft = E260,000

    Direct labour @100sqft????!!! = E200,000

    Me as a trade and donkey work @ E85 to E95 sound about right???

    Obviously this is just a “guestimate”

    Anyone have a similar price per square ft figure???
