Renting commercial property to live in??

    Ok so with the rent prices going up sky high recently I was looking into commercial renting. I have seen some nice offices and retail units that are actually cheaper than renting a house/apartment, so the question is, can I rent one and live there? anyone have any experience? like could buy a mattress and live in the office and it would work out cheaper

    No. There will be a clause in the lease saying you can't. This is because the building doesn't have planning for residential use.

    Even if you could, commercial properties are subject to commercial rates, water charges, higher electricity costs, share of building/common area maintenance charges and pro rata building insurance etc, commercial rentals usually involve a significant upfront deposit and 3-6 months rent in advance. Also, you would have no residential tenancy rights, so Liam, when you stop paying the rent, they would throw you out on your ass.

    On the other side in Ireland the commercial lettings market is much more efficient and free than the residential one. Imagine this: the parties are free to negotiate without the intrusion of the state: guess what, rent is cheaper!!! :D. Right of peaceful re-entry in commercial lettings guarantees that no tenant will try to be smart and avoid paying rent, however if the tenant pays his/her rent he/she would usually be on very long fixed term agreement and a real security of tenure agreed among the parties instead of the very bad solution of part 4 residential tenancies.
    If the OP could rent a commercial property on a long term let and change its use to a hostel in Dublin (much easier than converting residential to commercial) he/she would have a very nice business in his/her hands.

    OP isn't a fan of paying his bills so I'm sure if he did manage to get himself a commercial lease on a property he would experience the expedited eviction process long before any change of use application would be approved.
