New Build/Self Build - Contractor to provide skeleton build

    Hi
    I am hoping to commence new build in the next few months.
    I have received tenders back.
    Included in this is the option of a skeleton build - the contractor will do foundations, substructure, external walls/insulation, roof & guttering, Windows/Ext. doors, Ext plaster.
    I do need to find out a little more in terms of exact details as to what is in/out.
    And I look after internals.
    This option appeals from a cost perspective, I can save some money in taking on some of the headache.
    Also I can tailor certain elements to suit as I go...I may not cover every room in flooring/fit all bathrooms from day 1...
    I also have an interest in a self build & have some friends in trade I would be fit to involve
    My question is if any of you guys have done it or are considering it, what are the pros/cons and are there any pitfalls that you've fallen into.

    Always the issue of interfaces with the work you're going to do afterwards, and how well they are presented to you, and any subbies you'll need (like electricians, plumbers etc.)

    If you're planning on doing internal flooring for example, do you expect a perfectly smooth floor to get going, or do you expect you'll be presented with an uneven floor die to the way the contractor finished it?

    My personal advice is to revise how you look at the pricing (a bit late to give this advice seeing as you've tenders back...) however: 
    if you can defer certain items of scope, like final floor finishes, or bathrooms, you should have a cost for those works separately that you can include or not include int he final contract

    In the current boom, once a builder leave the site you wont get him back for smaller jobs

    If u go with the skeleton build u would want to be sure the sewerage pipes are put in right with correct falls etc. U will do some cursing later on if not done right n builder long gone
    Even small stuff like running a duct for cable for the kitchen island can save a lot of dust later!
