House Build - Architect fees - Advice needed

    Hi,

    Looking for some advice on a new build on a greenfield site with planning permission. The house is going to be 3500 sq feet.

    Gotten a quote from the architect for €60k incl VAT to do the following;

    Detailed plans - 19k
    Tender
    Administration - 19k
    BCaR
    PSDP

    We have already spent €12k with this person in getting the planning permission bear in mind.

    It seems a little on the high side and its about 13% of the build costs from various quotes we have gotten from potential builders.

    Any thoughts?

    It does sound on the high side but depends on what's included and what level of service you will get.

    Will you have to pay for a Structural Engineer to or is he/she included in the 60 grand?

    Bill of Quantities / QS services included? Probably not included but may be necessary for the sort of 500k+ job you are describing.

    BER/DEAP and Part L design?

    Bank costings and drawdown documents included?

    Certs of compliance on completion?

    BCAR is mention - confirm that Architect will be acting as Assigned Certifier via the "Opt In" route.

    Never hurts to ask for a more detailed breakdown.

    Ask for a list of what's included in the construction package and ask what's included in the 19k for project administration including how many site visits and meetings.


    Also - price around - between planning and construction is your only opportunity to do so. Ask family and friends who did their houses and were they happy. There are different people out there offering different levels of service as well as different fees.

    The structural engineer will be extra. No mention of a BOQ or QS.

    BER/DEAP and Part L design?
    Yes they are

    Bank costings and drawdown documents included?

    A half a day per week has been assigned for site visits etc.

    Asking around now a few people who have built their own houses. Thanks for adding those few things I had not thought about.

    My RIAI architect was 10k incl vat for planning (stage 1&2) and 7k & 11k for stage 3 and 4. So similar stage 1 and 2 as you but theyve doubled it for 3 & 4. My prices are set and were agreed 18months ago. Site visits are more likely to be one day a month for the next 10 months give or take, they have asked builder to share pictures which might reduce site visits so there could be a cost difference there
