Attic Conversion - Certificates. What Should be provided?

    Hi guys,
    Looking to get some advice. We are currently looking to get our attic converted in our 3 bed terraced house. I was wondering what certificates I should make sure to get when getting this work done?
    My understanding is that I should get the following:
    • Structural Engineers Cert
    • Certificate of Compliance with Building Regs
    • Updated BER Certificate
    I want to ensure it is done correctly and we wont have any issues at a later date, especially if we ever go to sell the house. Any information would be greatly appreciated. 

    Can anyone recommend somebody to do the attic conversion who would include the certificates etc.

    It’s up to you what certs you get. Not the Builder.
    Prior to the Builder coming in, get the attic surveyed by an engineer. He will design a preliminary plan detailing structural issues and fire safety provisions.

    Get quotes based on engineers drawing.
    Get engineer to inspect the structural elements before covering up.

    Engineer will then issue a cert of compliance with planning (exemption) and a cert of compliance with the relevant building regulations if it can meet them.

    Make sure your professional advisor is independent from the builder.
    I wouldn’t bother with the BER but it’s a personal choice. It’s not a requirement.
