Renovation of Period House in Arklow

    Hi all,

    I’ve been looking at houses recently and came across this one in Arklow that’s been on the market since 2009 (at least). BER cert is 100942747

    Property is technically two properties, so has two BER certs, one F and one G. House was built in 1884, has masonry walls, single glaze windows, electric heating....

    In short, it’s an energy nightmare!

    My question is this; how much and how long would it take to renovate this house and bring it up to, say, C1 standard?

    Also, I’ve heard that SEAI offer to pay grants to deep retrofit homes so long as they achieve an A3 standard. Would a BER A3 rating be completely out of the question for a house like this?

    Why two BERS, is it split into flats?

    Detached/semi/terraced or wha?

    If you are serious about it , you won't find the answer here. You will need a survey done with costings then you can make your mind up


    To make those leaps in ber will be expensive grants or no grants and that is just for the heating and insulation of the home that's nothing about any other refurbishment it may require.

    Interior is 3,400sq ft., house was originally detached and then split into two semi-d’s, but is now back on as one massive house.

    Unfortunately, yes, it is a listed building.

    The more i I learn about it, the more it seems like more trouble than it’s worth!

    Maybe 500. But a survey is only skin deep.

    IMO you need deep pockets for this. Do it if you can afford it and if you love period houses. If you don't love them or you can't afford it, it will make you poor, shivering and miserable.

    Also, based on my own experience of buying, if I was wanting to sell a kip I'd pick DNG as the estate agent. They're very good at it :pac:

    To pull a wild number out of the air based on the size and type of the property and the smell of the ad, I'd say you'd need to spend 400k.

    Seems like a fair estimate. Been reading up on renovations of period/protected houses and it looks like I’d only be in for heartbreak with this place.
