    Hi all,
I'm a landlord looking to replace the heating system in the following house:

    -3 bed semi-d, dormer bungalow in D15, roughly 900ft².
-1 bathroom upstairs with bath, WHB and pumped electric shower
-Existing gas boiler is located in one of the "eaves" attics mounted to the gable wall
-House is dry lined with all internal walls being stud partition walls, even downstairs
-Currently 6 rads in house in the 2 downstairs bedrooms, the lounge and the kitchen-diner and 1 in the upstairs bedroom and a small one in the bathroom, though I would like to add a small double panel rad to the downstairs hall.
-Existing pipework is a mish mash going back to 1984 (seems the drops to the rads are a flexible plastic coated metal, possibly aluminium). The house had gas central heating fitted as a retrofit to the existing solid fuel back boiler central heating around 1995, which included adding the rad in the sitting room. The system really needs (almost) complete replacement IMO, perhaps retaining the hot water pipes to the taps.
-Copper cylinder in hot press (would be made redundant by combi boiler)

I would be ok with the retrofit including tidy surface running of pipework where necessary as I don't have a budget for complete redecoration etc.

I am open to suggestions on the controls.

I can wait until summer when plumbers have a little bit less to do to get a better price but what sort of money am I looking at here? I appreciate that without seeing the place I am only going to get rough estimates. That's fine and I appreciate your time. If I can provide any further details I will.
