Has anyone built on an apartment to their home

    We live in a touristy area along the coast. We also own a house 40 minutes inland in a rural area which we have rented out. Because of constant issues with tenants, the size of the property and distance from where we live we are thinking of selling up and spending what we make after paying off mortgage etc extending our home so that we can do Airbnb or have a self contantined unit that could be occupied all year round.

    Has anyone done anything similar? I'd love to hear others experiences. Thanks

    Wut? You have issues, so going to make another self contained unit nearby? Nope. Either the self contained unit is joined to your house via a door that you have bolted shut on your side, or just get out of the game, tbh.

    Thanks for reply. It would be one tenant or a couple at the very most we would get. And it would be totally separate to our house. Because of the size of the other property we end up with big families so much more wear and tear. We have also had some excellent tenants. The biggest issue is the size of the house to maintain and the distance from where we live. Because of other commitments we just don't have the time to be looking after it.

    At the moment we are considering doing self catering short let's if we built on at our own home.

    would love to hear from anyone who has done this. We are thinking of building on a small extension for the purpose of renting out

    You almost certainly cannot legally do this.

    An apartment is by definition a self-contained dwelling. You cannot build that as an extension to an existing dwelling without planning permission, and you almost certainly won't get it for the purpose of renting out.

    Thanks for all the replies. We will obviously be applying for planning. It's just an idea at the moment, we may end up building on and doing BNb or renting a room out.

    Have you thought about using a room for rent a room, or does the thought of a peasant using the kitchen just disgust you. :pac:

    Not in the slightest, if you saw my kitchen this minute you'd know I'm not that particular 😀 we are just exploring different options.

    The best bet is probably to exploit what you have already by renting a room, if you have the space.

    Tax efficient and no up front investment.

    Seriously though, extension with an ensuite 700 a month tax free. Happy days. I've yet to have a lodger use the sitting room. Current one is an absolute darling hardly know she's there and we don't have an ensuite.

    When you put it like that it's sounds like such a great option. Im currently spending 700 on mortgage, doing lots of repairs and paying plenty of tax on a large house we've rented out and getting 750 rent. It definately sounds like a plan to sell it on and extend this house

    Once you have a connecting door inside to it then it's simply an extension that happens to have a kitchen, ensuite etc.

    Add an external door at the side of it and simply keep the internal door closed.

    I have a cousin in Donegal who built a massive extension to their already very big house about the years ago.
    Was down to visit them last year and now that extension is a one bed apartment with bathroom, bedroom, living room and a little kitchen all seriated by stuff walls.
    They have it rented on Airbnb it's full all the time.
    They originally built it as a kitchen extension but afterwards converted it when they saw all the neighbors doing the same and making fortunes.

    Think she said it only cost about 3k to covert and paid for itself in a few months. Going for a visit in May. I must find out how it's going.

    There wouldn't be a market for rent a room in the area but it's very popular for short term letting.
    She was even weighing up the option of making it just two bedrooms on Airbnb if that was more profitable. But she is happy for now.
