Snag List on new house

    Hi All, I come from a construction background (groundwork) and have been on sites half my life. I have seen numerous snag lists on new builds and want to do my own for a new build I am buying.
    I have come on here for any tips and what to look out for anything I might miss. I plan on bringing a stepladder and torch for the attic and taking my time. Is there anything on a snag list that builder doesn't entertain? or is there things to highlight that will definitely do for you?
    Appreciate any advice given.

    Snag is more a cosmetic/finishes list.
    Ensure your engineer has comprehensively signed off on building regulation issues.

    As said cosmetics paint scratches etc, ensure extract fans from bathrooms, heating controls, light switches etc etc are all functioning properly, In the attic ensure insulation is all properly fitted not disturbed by plumbers/ electricians, ensure water tanks have overflows correctly fitted. Some engineers check these some don't.

    draw a small sketch of the room and number the walls.

    make a generic list on things to look at
    external windows and doors, ---- fit , finish, operation, sealed around properly, alignment of components
    electrics--- operational, fit and finish, level , in the right place
    plumbing---- operational., neatness of pipe work. leaks, any expose pipework is clipped properly (brass clips) valves work
    carpentry ---- doors open and close without hitting the frame or binding up , locks working and keys there, skirting and architrave and mitered and coped properly , solid on the wall and not loose, window boards fitted properly
    kitchen
    bathrooms
    tiling
    painting
    attic, --- insulation, pipe insulation , place for storing stuff, attic door sealed, frost stat and heater, over flows , extractor fans are going outside, no tears in roofing felt
    chimneys-
    sewerage-- make sure its working
    outside ---- footpaths, all openings for pipes or wires have been sealed properly,


    there are hundreds of things specific to you build ,
    think about every detail of the build and look out for issues and oversights.

    fill the sink and the bath to check there not siphoning the trap out of the shower when emptying...common issue with poor concealed plumbing
