new entrance- dangerous?

    Hi,
    I am applying for planning for a new house in the countryside. My engineer has the drawings all done and I am happy with everything.

    The proposed house is on a relatively straight road. On the opposite side of the road, there is a neighbouring house. My proposed new site entrance will effectively be directly across the road from the neighbour's site entrance. My engineer said it needed to be positioned here in order for him to get something called the 90m sight lines to work.

    I showed my plans to the neighbour as a common courtesy and he gave me the impression that he would object because he said "you can't have an entrance facing another" and said it was dangerous. I explained that the engineer said this is the only place the sight entrance will work and where I will get a safe entrance, but he was having none of it.

    Is the neighbour correct and will a planning be refused because of this?

    Your neighbour might be thinking of this sort of thing:
    Geometric Design of Major/Minor Priority Junctions and Vehicular Access to National Roads
    7.5.6 The use of rural crossroads is regarded as a Departure from Standard. However for upgrading of rural cross-roads the following details may be used.
    ...
    7.61 Where two splay minor roads meet at a crossroads, the minor road centrelines should be offset relative to one another by approximately the width of one island.

    The purpose of this is to stop vehicles from driving straight over the crossroads without stopping. I've done this myself as a newly qualified driver in heavy fog and it scared the shite out of me.

    But that's not going to happen when exiting your own driveway!

    Seems like straw-clutching to me. Maybe you should ask him where he got his information from.

    Seems a decent price from other sites i've checked. They all seem to be around 70.


    Ask engineer to slightly offset entrance to keep ur neighbour happy? Surely it's not 90 meters exactly line of sight?

    Well if that's his only issue then I wouldn't worry much, if it's not a valid complaint then it won't hold you up much, and might stop him putting in some more awkward vexatious planning complaint...
    However it may keep him sweet to be able to go back to him and say "after your suggestion I've got the engineer to move my entrance 5meters left"
    But if he's a crank it won't make any difference..

    I spoke to one architect after having issues with a neighbour and planning and he said that no matter what changes you make, some people are never pleased. As mentioned, moving entrance a small amount might make him happy, but if it doesn't, continue on anyway. Just remain polite with the neighbour even if you don't feel like it!
