Tender - Referencing UK standards for Irish Build?

    I am preparing tender documents for upcoming refurbishment and extension works to my 3 bed semi detached house in Dublin. A neighbour who completed very similar works to ours was kind enough to share their tender documents with me for review purposes.
    I notice that the Architect they used was based in Northern Ireland and used British Standards throughout their tender. Is this ok for a house in Dublin or should I be referring to the Irish Construction Regulations and Standards? Will contractors be familiar with the British Standards and would they cover me for the Irish Regulations also?

    Yeah, I figured if I wanted to do as they have done and use the British Standards that I would need to check that they comply with the regulations here. I just thought it was unusual that they would use an Architect in the North who would do a tender document for a project in the South while referencing all of the British Standards.

    More to the point, even if I was to confirm that the relevant British Standards do comply with the Irish Guidelines, would contractors be thrown off by this due to a lack of familiarity or is it unlikely to affect them in bidding?

    Strictly speaking about "standards" which is what you mentioned - some will, some won't - it varies hugely from product to product and from one part of a build to another. Your Engineer or Architect will be able to tell you which ones apply where.

    Of course that doesn't take into account:
    Technical guidance documents - which are unique to Ireland
    Agrément certificates - which vary,
    Codes of practice - which also vary
    or Eurocodes - which are identical with the exception of the National Annexes which vary wildly!

    It's a very tricky area OP -make sure you get good advice.
