70's Bungalow Rebuild- What heating system? Gas or A2W

    Hi All,

    We recently bought a 1600 sq ft bungalow in a suburb of Cork City. The last owner literally did nothing since it was built i.e. original plumbing, single glazing, no insulation, electrics never modernised

    Unfortunately, because of the location, a lot of the above was not reflected in the price meaning we don't have a huge amount of money for the refit, but I'm handy enough myself so am going to try do a lot of the work myself. Obviously I can't do the elecs and a lot of the plumbing so am just at the stage where I am getting those traded in for quotes now that I have the whole place opened up.

    Heating wise, there's an oil boiler in the house but it has been out of action for a number of years and all the existing rads are pretty rotten so have been sent off in a skip. I know a lot of the other houses around have had issues with underfloor leaks over the years so as I have the place so open, I was planning on digging up all the existing pipes and relaying them. There is gas on the road so all along I have been leaning toward a gas combi boiler, new pipework and new rads. Also, the floors in the house are a bit unlevel and I'm also unsure as to how much, if any, insulation is in the slab, so I was also planning on raising the floors by battening them, putting down 50mm insulation and WBP on top to help with insulation.

    I know every person who's built a house recently raves about A2W and has no hesitation in recommending it but I had sort of discounted it as we wont have near the levels of insulation some of those new houses have, nor the air-tightness and no UFH (Albeit I know it can work with rads too)

    However, in recent days, I've been rethinking things and am seriously considering A2W. The main reason I discounted it day 1 was not having UFH but we have since applied for PP for a slight roof change which is holding up the whole build, which now means I would have the time to pull out the entire internal floor and gain the height I need for 100mm insulation and the UFH heating. Digging out the floor will be a big job requiring renting a bit of gear and roping in some volunteers and a few skips but I'll do it if it's the best option.

    If i got this route it would mean no need to buy new rads, no need to refit piping for same and no need to put 50mm insulation with battens and WBP and no gas combi.

    The main thing that is going to influence my decision is cost and the problem is I have no ballpark costs for either.

    Am I comparing apples with oranges when it comes to price? Even with the new govt grant will A2W all in be far more expensive than a more traditional system?
