Rear extension stepping out from existing house

    We’re planning on building a rear ground floor extension. We have a detached house and due to one side of our plot coming in at an angle we will end up with a lot of dead space at the side of the house if we go straight out the back.

    I was wondering if planning would be required of we were to step the extension out by about 2 feet and build back from there? If it makes a difference with the way our house and our neighbors house are built, this would be visible to no one from the front of the house unless they were to go up to our side gate to look over! It also wouldn’t be visible to our neighbors at that side as their house runs the length of our garden and there are no overlooking windows.

    If planning is required could you please direct me to the relevant legislation / guidelines as I’m a bit of a nerd and would like to read them myself!

    Section 4 lists out the exemptions.
    Generally if it’s completely to the rear of the dwelling it is considered exempt. Any protrusion at the side ignites Planning as the exemptions only allow for rear development.

    What, I think you are trying to say is that your extension will be to the rear and side, but the side bit will be behind the rear building line. If so, I think you can be considered exempt, but as always, get somebody on the ground to advise you on your specific site, and also someone that will certify it as exempt.

    Thanks. That’s it exactly. Nothing will be built to the side of the existing house, it’s all to the rear, just slightly to the side of the rear instead of straight back. Will talk to a local architect and see what they think to make sure.
