treehouse need planning??

    Hi Lads,

    I have 2 concrete sheds constructed in my garden, both small under 25m2 and would be planning exempt in their own right but combined the square meterage is over the 25m2 allowed...
    I didn't know this was an issue until I started constructing a timber treehouse in my garden and my nosy neighbour has complained to Cork County Council about all three!!
    The enforcement officer from Cork came today and said I must apply for planning retention on all three and am unlikely to get approved for the treehouse!!
    My question is why is a timber treehouse even an issue?? - surely this cant be viewed as the development of any sort - it doesn't even have a door - access is from a rope ladder underneath the structure!!!

    You said it yourself, the 2 sheds breach Planning.
    Unfortunately we can’t allow people to just keep addin structures to their gardens as there’s no control over it.

    Can you do the tree house in a way that will not over look the neighbors or work with the neighbors to see what their concerns are prior to lodging the retention application?

    Why legally or why morally?

    Legally, Class 3 development from S.I. No. 600/2001 - Planning and Development Regulations, 2001 is defined as:

    "The construction, erection or placing within the curtilage of a house of any tent, awning, shade or other object, greenhouse, garage, store, shed or other similar structure"

    Your neighbour has to object because after a period of time it becomes unenforceable.

    Sheds aside, it is difficult to build a good treehouse that is planning exempt due to height.
