How much should a plan cost from an architect?

    Im at the very early stages of planning to build an extension on the back and side of my house. I was told a couple of years ago that if its a simple enough build (kitchen extension and maybe another bedroom upstairs), you dont really need an architect - you just need someone to draw professional plans up that you can take to builders for quotes. I am wondering what should I budget for with regards to the plans?

    how much does a car cost?

    you can get a new car for anything from €10,000 to €100,000

    its similar with architect fees.
    you can get the back of a match box sketch of four walls and a roof for very cheap.... or you can get a bespoke 'grand' design with everything specified down to the tile trims.

    it all depends on what you want.

    by the way of its to the back and side, you will require planing permission

    So you need a planning application prepared.
    There’s no such thing as a basic design, it needs to comply with planning application standards in order to be validated by the council. You also need the full package including newspaper, site notice, maps etc

    Anything from 2-4k depending on location and what professional you use.
