Remodelling newly bought house

    Hi all,

    We've gone sale agreed on a property and would like to do a bit or remodelling to it - knock a couple of internal walls to open it up, move a bathroom etc. There will be no external work so won't need any planning permission, but we're stumped as to how to get drawings done to present to builders for tender. Do we need to get an architect technician to do it, or a building surveyor?

    I'm trying to find the answer online but must be looking in all the wrong places!

    Any advice is greatly appreciated

    Either or.

    It just depends on costs available to you.
    A technician could draw up the existing and proposed plans.
    Then you get the engineer in to work out what’s load bearing and design any steel required.

    A good technician or Surveyor should give you an idea based on the survey what walls are load bearing and where steel will
    Possibly be required.

    Where are you based?

    Thanks for the reply.

    Based in south Dublin city so having a look around that area now for an engineer to help us out

    And then make sure he supervises any steel beam related work during the actual construction and signs off on it then, its too late once it gets covered over: and you will have trouble selling it.
