price of land p/a compared to agents price

    Hi All,

    First time posting in here about land so looking for advice or opinions. I noticed a report on the agriland.ie website about average costs of an acre coming in around €10,000, but when you look on auctioneer/agents sites its way above that. For example recently I saw a 1.5 acre site for sale at €39,000, Leinster area. I'm not looking for a site to build on, just researching prices. Potentially to buy for growing.
    Can anyone explain this difference or is that avergae price list is not for one off small sites, rather larger ones with a lot of acreage?

    Simple explanation is smaller plots make far more per acre.

    You are confusing farm land with building land.
    A building site or land with site potential will sell for far more than farm land.

    Sites are generally sold for building so anything around the acre in size will be dearer, a lot of the time sold subject to planning approval. Not very common id say now as councils are hardening up on one off houses. After that then land or farms up to 30 acres esp if there is a house on it tend to be sold for higher than average as there is a bigger market, the lad next door, hobby farmers, people relocating etc. Bigger plots tend to be close to average then as they have a smaller market. All dependant on land quality and location of course
