Extending an original extension

    All the three-bed semi-D houses on my estate were originally built with a sun room extended area half the width of the rear of the houses.

    My question is about building an extension and the 40 sq metre limit. Is this sun room, which is part of the original build, classed as an existing extension for the purposes of inclusion in the 40 sq metres? As it was integrated as part of the original house plans, I wouldn't consider i as an extension per-se but visually that's what it looks like.

    If there is planning for the structure then it doesn't fall under exempted development. So you're fine subject to the other conditions like remaining open space.

    One thing to look out for is if there is a condition on the planning for the whole estate that supercedes the exempted regs for extensions and shed, stating that planning must be applied for regardless

    That must be unusual though. I'm sure there must not be the case as other people and neighbours on the estate have built extensions under the exemptions.

    not too unusual for estates constructed 2000-2008.....

    a lot of people get caught by being ignorant to this condition

    Very common condition.
    It is on new age permissions also, Grace Park Wood in Drumcondra for example. Only under construction at the moment, and those home owners can not avail of the exemptions.
