Building cost in 2018

    We have planning permission for storey and half with single storey and garage.
    House is 225sq m garage 30 sq m in Westmeath. Hoping to start building this year.
    Timber frame, A3 BER rating with air to water heat pump, underfloor heating, Ventilation system. No stove or ensuites, medium spec.
    We have received back tenders with pricing coming in at highest 457k incl VAT.
    Excludes
    Kitchen, tiles, floor finishes, doors, professional fees
    I've seen the thread on 'Cost of a House' and I just wondering if the price we received is way out or have prices jump up since last year?
    Can any recommend any builders in the Midlands area (PM me only)

    We are hoping to start in a few months just outside of Athlone, awaiting planning permission (due tuesday) and from what i have looked into and priced we are hoping to do it for under 300k. excluding internal finishes. That price seems insane. Thats up 100k on last year if not more.

    Can we just relax there a minute.

    M2 costs are not comparable.

    It may be as simple as the contractor priced themselves out of the running as their too busy

    Just moved into our house and rough figure of 125-130 euro a square foot moved in including kitchen, flooring, painting etc. Middle spec, nothing the cheapest nor the dearest options.

    North Kildare.

    We did feel it was very high but the lowest still came in at 426K.

    Our cheapest quote for a passive house, 255sqm architecturally designed house was 450000, so €1764 per sqm
    not included:
    garage
    driveway
    boundary walls
    professional fees

    house is in Galway

    seems very high
    what sort of timber frame are you going with?
    I was hoping to build a house this year for around 230k

    We originally looked at going with sip but decided on timber frame CLS treated timber in factory environment.
