Guidance with quote I have received

    Hi,
    I just want to get some guidance on pricing.
    I have a job to do to make-over our box room 9ftx9ft. I had it out on tradesmen before xmas and only received one reply which I received a quote on..price received in red)...its literally impossible to get replies back on it these days unless its a big job. This guy was contacted originally about carpentry work but he has access to plasterers in his work and suggested that he could also get the rest done for us too.

    #We need to get the 2 external walls lined with insulated plaster board, and the other two interior walls skimmed due to rough wall surface and previous dents etc. One of the interior walls has built in wardrobe and a doorframe so there is actually limited wall space on it.

    #The above 4 walls to be skimmed.
    (The price quoted for 2 exterior walls is €1000 and when asked about the two interior walls he replied €600 as he wanted to put soundcheck plasterboard and rockwool insulation on it as he thought a regular skim-coat over existing interior wall would not stick due to previous painted over layers of wallpaper and also because of current noise transfer into neighbouring bedroom(studwall)

    #We wanted to get two drawers at bottom of existing wardrobe and new doors hung. Just plain white fittings and The boiler to be boxed in with same white wood fittings as wardrobe. (€900)

    I am thinking that the prices quoted are pretty high. Maybe someone here could give some guidance particularly about the plastering job.

    I hate being taken advantage of but its so hard to get tradesmen in Dublin to take on something smaller. These are prices excluding vat if we wanted to pay cash..he gave us VAT inclusive price and nearly dropped.

    Insulated plasterboard for the 2 external walls will be roughly 200 dep on thickness, bag of plaster about 10.

    Insulation and soundproof plasterboard for internal walls taking account of wardrobe etc roughly 70, bag of plaster 10.

    Say 300 materials. He wants 1300

    He may have a labourer but if its just him 1600 for above is a bit much. He's getting 2 weeks good industrial wage for max 2 days work for a cash job.

    Jeez..knew it was fairly high but thats taking the p*ss.

    Ya plastering materials are very cheap. So the majority of the money is going to pay him.

    We had our entire house skimmed for €3500 (5 rooms + hallways) (It was in London so prices might vary)

    He is really taking the piss. The plastering will take no more than 1 day. By the sounds of it hes not even doing the ceiling which is the difficult part.

    He’s interested in the job and the first question I’d be asking is references, if he’s too notch with a good reputation this covers allot of ground.

    You can go low end, but that’s often into the merky realm of the dodgy tradesman from hell type stuff.

    There’s possibly some room for negotiation.

    At the moment there’s little appetite for small jobs, it’s really hard to get tradesmen for 2-3 days work, the lads willing to do it are aware and charging. Supply and demand if you like.

    Any sockets on outside walls will most likely need to be rewired. Cable most likely won't be long enough with the installation boards. He can't just use a connector block.

    The rad on the outside wall needs to be moved out too. He might be planning on bringing in an electrician & plumber.

    Personally I'd never use anyone from tradesmen. ie or onlinetradsmen. I think you are always better using someone recommended by family and friends.

    Hi,
    A recommendation would be great,but i have no family in Dublin and friends are either renting here or down the country:(.I have asked some older colleagues and they aren't able to confidently recommend anyone.
    He has not mentioned the need of having plumber or electrician but I will ask.
    I have found a plasterer to comeout tomorrow to have a look so hopefully he can clarify things for us.

    cant really comment on quote without seeing what's involved but it seems a little high for what you said. there could be more involved than you think.


    also tradesman.ie and similar websites are a load of rubbish. the reason you arnt getting response's is because it costs a shocking about every month to be listed , then they charge you for the lead (could be 10-12 euro) for a job you probably wont get , then they take 1% from the final job invoice value. all that adds up and has to be added to the job cost .
    all those costs should be paid by the person putting up the job to keep it fair. you hear stories about people tire kicking on it all the time
