Exempt extension query

    We’re just starting to look into the logistics of building a 40sq metre extension onto our semi-detached house. I’ve been doing some reading on the conditions upon which it would be exempt from planning and have myself tied in knots so looking for some clarity...

    Our house is at an angle to the road as we’re at the corner of a cul-de-sac so if you stand at the end of our driveway and look at the house you’re looking straight into the garden through the side gate. The extension can’t be visible from the gate though? So it would have to go straight back from the house? This would mean the extension would be built along the boundary wall between our garden and the garden of the house we are joined to - is that ok? We will be getting an architect to design the space but we just don’t want to go that far yet as we’re very early days. The plan is to turn the existing sitting room into a play room, existing kitchen/diner into downstairs bathroom and utility and have the extension as a big living area/kitchen (same as most extensions!)

    We can only guess based on the limited info and without a picture or site plan.
    Best to wait for your architect to confirm if exempt or not and proceed from there.

    Query - I'm not sure if I have an old extension or not on my end of terrace house; DCC seems to consider that I have and will not permit a full extension but I have the original deeds with drawings from pre 1900 and it looks like the "extension" existed then or may possibly be part of the original house. Has anyone had similar issues and what if any outcomes? Thanks

    Some more info required.
    Did you lodge a planning?
    Why did DCC get involved?
    Any drawings?
    If you can demonstrate that it’s part of the original dwelling then your architect can issue an opinion on compliance with regulations (exempted).
