K-rend & staining

    Hi,

    Has anyone here used a white k-rend finish and have issues with staining?

    Our builder was saying it has a tendency to stain over time and that he would himself go for sand/cement that can just be painted.

    We will have a hedge tight to one wall of the house and a lot of tall trees in the area which might make a difference with moss clinging etc.

    Read the data sheet on acrylic render product, particularly the maintenance and condition requirements.

    While staining is possible, with maintenance it can be avoided. Your builder probably doesn’t have a guy who can do it.
    Are you externally insulating? Is the render part of a larger system?

    No, not having external insulation. I do however think render looks stunning on the right house so I'd be reluctant to ditch it unless there was a good reason.

    Builder did point out some local apartments with very obvious staining!

    Is a painted finish going to easier to keep long term, it can just be repainted for that crisp white finish?

    Maintenance by hosing every six months or painting ever few years, up to you.

    As a mater of interest what is the render costing per m2 - roughly ?

    ewi is worth considering, if your going to this trouble, and if you can afford etc

    Not going ewi, build is underway, going 200mm full fill cavity.

    I have the costs somewhere in the BoQ. I'll go back the the QS and get a cost comparison before we decide either way. Though I do know the k-rend is not all that cheap!

    Ok well then, as you say above.. All yee need to do is ask the builder what is the ‘saving’ - as he’s suggesting you deviate from the contract. Also will the builder be paying your arch for reviewing the technical substitution - for example are there tight eaves? Cement fibre anywhere? Etc

    I’m guessing, you may not have any detailed, the point is, changing stuff can have knock on consequences.

    I suspect this may be the main reason for the builders 'concern'!

    K-rend looks (infinitely) better than a sand/cement render finish.

    Hi Whippy
    Most mineral renders will stain but some are more troublesome than others,such as monocouche.This is due to the open texture of the render that allows algae to become ingrained in the render.

    If its white sand and cement render the staining will be less but can still occur,it all depends on site location

    If staining does occur there are soft washing options available that can clean the render of any staining but have to be repeated every few years and are Krend approved.

    From experience I would go with traditional sand and cement,painted with algae resistant paint,it last much longer and is self cleaning

    I have traditional white sand (White Wicklow Granite sand) and cement render. One wall is starting to stain, but this is due the proximity of a hedge, the green staining occurs where there is little air movement across the surface, ie tight up against treeline etc. Also any water held longer than normal such as gutter leak will stain.

    The good news is that it hoses off relatively easily.
