Squaters/Ownership rights

    Hi
    I let someone stay in a converted barn that I own for free.
    A friend has warned me that since we don't have a contract, after 12 months they will be able to claim ownership on the property.
    From what I read, it's 12 years.
    Any idea?

    As far as I know the person needs to have exclusive occupation of the land/property for 12 years at the exclusion of the owner. If the owner still uses and accesses the barn, no one can claim squatters rights.

    It's adverse possession.
    The occupier is not a squatter if they're there with the permission of the owner, even if rent free.

    As above, once there is permission there is no AP.

    Interesting though if a Part IV tenancy might apply if some sort of consideration (payment/payment in kind) is being given.
