    Hi there

We have rented a 2 bedroom apartment for 7 years and are now moving out in the next few months. We have a pretty handsoff landlord (only been in contact with them a handful of times in 7 years), super cheap rent and don't have an official lease.

We would like to pass on the apartment to a family member and not tell the landlord as they might increase the rent or sell.

Any legal ramifications? Are we liable for their property? We do not have an official lease with the landlord.

Yes, you are legally liable if you sublet.

Is the property in a rental protection zone? If so, there's a limit to how much the rent can be put up. If not, then the market in your area can't be very strong anyways.

IMHO this is a time when you do need to contact the LL - and if you have been a good tenant, they will probably be grateful for your recommendation of a replacement.
