    hello,

    just looking for a rough idea at the moment of extension rules without planning.
    It's a bungalow and want to build a 2 story extension at back within the 40m floor area range. The original house from front would look the same however new roof would continue from ridge level straight back with a very low pitch. The extension walls would be close to ridge height.
    Completely bonkers or not?

    Planning is required for that. Height of new walls cant exceed height of existing walls. Apart from that it would look terrible.

    thanks muffler for the quick reply,

    does that height restriction include gable walls? Im thinking if I do a simple right angle extension with A roof, tied into original roof from ridge with 2 valleys. Wanted to avoid hips or valleys but as you say there may be no other option.

    Unless there is a gable along the rear of the house then strictly speaking planning will be required for any new walls that will be higher than whats there at the moment.

    The DoE have a handy wee leaflet here (PL5) which gives answers to common questions regarding carrying out works to and in the home. The relevant Statutory Instrument can be viewed here and is quite easy to follow.
