Detached Garage Size

    I am in the final stages of extending and renovating my own cottage which I have been at for almost 2 years any free time I get.

    In my full planning application I included a detached garage and mentioned to the Engineer at the time I would like to build one approx 45 m2. Now I haven't spoken to him in quite a while and on my file with building control it doesn't state an exact area for the garage.
    Would it have to be 25 m2 maximum or could I build a larger area?

    Does your planning allow for a 45 Sq. M garage?

    Well unless it's way bigger & someone other than you may notice, then you'd probably get away with something bigger.
    I know of a garage that was built a metre wider & longer than PP specified and tis still there 10 years later and no-one other than the owner put a tape against it.

    Same! I know of sme who have extended up their garages, make them longer and wider 15 year ago and nothing said from anyone. Im not saying go for it to anyone but it does get done without any bad outcomes.

    You need to check what you actually got planning for.
    The 25 sqm you mention is the size that can be built without planning so not really a consideration here.
    Check what was applied for and what was granted and if there are any conditions reducing that size or requiring any other alterations.
    It should be black and white tbh.
    Even if for some reason your grant of permission doesnt specify size, you can look through the application, there must be reference to size there somewhere and if the grant doesnt then specifically require a reduction in that size, Id be happy with that.

    I have checked my account/application ( its a full planning application) online with building control and all it states is the extension to the premises and a detached garage. There are no sizes mentioned ( for the garage) from what I can see online.
    I'm thinking is it best to contact building control and ask or don't draw them on me?

    You need to go view the entire file. It seems you are only viewing the headline comments relating to your file. Depending on planning authority, it may or may not be available online.
