Best order to approach the build for an extenstion

    Hi All,

    Decided that we would look to extend our 3 bed terrace in South Dublin in 2018. Will hopefully build up to 40m2 to the rear with a pitched roof. Still educating myself on the likely costs but ive learned its quite specific and based on the specific of each location, thanks for all inputs to the threads ive read already - The helpful responses are what has spurred me on to join.

    One thing i have not been able to determine is the best way to BEGIN the process.

    We know we will need an architect to draw up the plans.. but an architect will do just that, draw up plans based on out inputs.

    Am i better to liase with a builder and TALK to him up front about any complications and get a ball park. I am thinking about whether we are buiding on shores, moving boilers off back walls, we also have a little space that runs under the stairs towards the rear of the house behind the kitchen, im thinking someone started it with a view to making downstairs WC but then stopped. But i have no idea whether that can simply be knocked through or whether there is enough support in place there

    What is the most common way to begin the process? Architect or builder?

    Engage architect or Surveyor or technician or similar to prepare plans and a specification.

    Send that specification to the nominated builders to price so that you get a like for like quote from each builder.

    No point verbally meeting each builder as each one will have the own take on it and may differ slightly.

    Thanks for your comment. Sounds smart - i think my worry was driven from going to arch first, then finding out that an element/complication of the build could drive the price up by X, which would then lead me to changing the drafted up plans and paying the architect again.

    But you have convinced me that consistency in the quotation process is probably more valuable than MAYBE having to back to an architect should there be a complication.

    Now to get in touch with a recommended architect!
