    If you handle this correctly you might just turn this into a success, are you near a city population? What I'd do is turn it into a social media project, enlist help through facebook, twitter and film teh whole thing (well the main developments in context of the whole project with bookends as to how you ended up with the task of reviving a wreck). Presumably you have a budget of some sort beyond the 150k.

    Why didn't you go and see the property first?

    20,000 sounds like a deal... What county is in it in? Could be a great summer house to rent.

    Cooling-off period

    Have a look on Facebook. If you type "Irish cottages" into the search bar, the pages will come up. I joined one group, as I have a 200 year old cottage, and often see posts where people are looking for old houses to do up. You never know, you might make a profit! Just a suggestion.

    You can set up a company that owns the cottage.
    Contributing work and or money can get people shares.
    Eventually the cottage can be let out in tourist season. As a launch point for the wild atlantic way or some such paddy whackery. Profits can be ploughed back into increasing our stock of doer uppers. 'Fool Properties International'
