Mark out sight or not?

    Hi, I'm getting a sight off the boss man at the home place. I'm currently farming our small farm. Anyway the sight is at the corner of a 10ac field.

    The boss man said you might as well transfer over the full field as your getting it anyway so no point in paying for two transfers.

    Am I better to mark out the sight at the same time or am I better to transfer the field then look for planning and mark out the sight after in case they want to move the house back or anything ?

    Secondly am I better to mark out two acres as a sight for the banks to add value if I'm using it as part of my deposit? I'm not actually intending on using a huge sight probably not even the acre as iv no time for that much laws ha. Thanks

    I would keep the house site to 1 acre and plant the other acre as shelterbelt/woodland.

    From Revenue:

    "When you transfer or sell a property you will be exempt from CGT if that property was your main residence while you owned it. This exemption also applies to land, up to one acre around a house."

    Within the acre you don't need it to be all lawn or formal gardens. A bit of wildness is good.
