Ideas for traditional cottage extension?

    Hello Folks,

    Have just acquired a 150 year old cottage of about 50 m2 internally. Outside walls measure 5m x 12m.Thatched roof falling in. House was lived in till a few years ago. My plan is to re-roof while building a 40m2 extension at back.If I were to build a new wall 3 ½ metres behind the bungalow running the full length of it, this would do it. However, I would like a 2nd floor if possible but cannot legally raise above ridge height of existing bungalow. If I run roof back from existing bungalow ridge,I will have a 6m long roof on back. Front would be existing pitch. What's the least pitch angle for slates? I am trying to get as much headroom as possible. Or any other ideas?

    What distance from existing rear wall to boundary? And at sides?

    What direction does front wall face?

    House insurance may be a problem with a roof that is flat for 50% of the area

    Seek advice on flattening the whole lot first - works out better

    If not listed, DO NOT RE-THATCH IT! It costs silly money to re-thatch it every few years. Also hope it's not in Cork. A certain government body went mad once upon a time, and seemed to have any thatched cottage it could find in Cork listed :/

    Gentlemen, thank you so much for all the ideas.
    I have seen that house and thank you syd. That house seems to be doing the internet rounds lately. But if I had that much money to spend I probably wouldn't need a cottage in the first place. One clip on the internet shows the owner coming in his helicopter to see the finished job!
    I will address your questions as much as I can.
    Approx 15 metres to rear boundary. Sides are a lot more. Its 1/3 of an acre site.
    House is NNE facing.
    Complete demolishing is not viable at this time. Roof will not be a flat roof if I can help it.
    Is on ground level. Will not be re-thatching.Not listed. In county Galway.
    I could raise original ridge a little to get a better roof angle back.

    Restore original cottage.

    Add parallel wing as distinctive new structure, connected with perpendicular tunnel at east end.

    Enjoy sunsets in sheltered courtyard between old and new.
