Does precedent matter?

    Hi,

    Hoping someone could answer me here. I applied for planning permission for a dormer extension. It was granted with the condition that I reduce it by 1m each side.

    I pretty much copied the plans from a house 5 doors down from me which has already been granted planning permission.

    There are about 5/6 houses with dormer extensions extending to the boundary.

    I'm planning on appealing to ABP. I was just wondering does precedent matter? The fact that a house so close to me has been granted permission for the exact same thing.

    It should matter but sometimes, development plans change and was was once acceptable, no longer is.

    Dormer windows been conditioned to be 1m from each boundary is common in dublin and has been for many years now.

    There are also fire safety implications for unprotected areas which the 1m planning rule helps.

    Get onto your local councillor. Planning dept's are well used of their involvement. Also mention to them the precidents elsewhere. Pre planning meetings are a must imo.

    The one 5 door down was granted permission in 2016. The whole area is only 5m so 1m is a big hit for us.
