40m2 planning exemption - external wall becomes and internal wall?

    Hi all,
    The planning regulations allow extensions to the rear without planning if the total floor area added is <40m2. This 40m2 is an internal floor area - so the new external wall area doesnt contribute.

    Does the wall area of the original house external wall contribute to the 40m2? It is in effect becoming an internal wall as most will be retained as-is bar one walk-way - so the useable floor area isnt incresasing?)

    Yes....the area of the external wall, no internal, needs to counted in the 40m.sq.

    The old external wall, which is now an internal wall is counted towards the 40sqm.
    It makes no sense to retain any of this wall in most cases
