new build 2018 limerick

    hi all

    just looking for some advice as to where to start and what professionals to employ. hoping to start building our house next summer with it being live able in July 2019 as getting married a month later. getting the site transferred in both our names within the next week. have planning permission got with 12 months but would like to make a few changes to the side and rear of house from the pp drawings as to let in more light and take advantage of the view. the professional who we employed to obtain planning permission for us is a Civil and Structural. Engineer on the recommendation of a retired professional who obtained planning in our area . we found that he didn't have interest in our plans and in the end due to constant mistakes had to sketch the house myself for him to draw.

    do I have options as regarding hiring other professionals to proceed with the build and make the changes to the rear of the house without applying for planning. I've asked the professional who obtained planning and he said I could make those changes. I also asked an architect at a self build show and he said it all depends on who is signing off on it.

    any advice greatly appricated

    What’s your actual question?

    Keep:
    The Eng to design the foundations and any beams.
    Employ an arch to resubmit planning, BER, prepare tender drawings & spec and construction details

    Get a Qs to ensure builder has priced as per drawings and your requirements.

    do I need to go through planning to make changes to rear and side of house?
    all were talking about is removing block wall at rear and more glass instead and change window type at side. nothing being changed at front of house

    Yes you need planning


    Edit: Who ever you employ to prepare the tender drawings and construction sign-off, MAY be willing to submit and sign-off a planning amendment, but that would be specific to your planning and your requirements. The answer on the internet still stands. You need to reapply.

    Contacted a few archeicts and engineers and most are of the opinion planning is not required to remove a block wall at the rear and replace with glass

    Sure.

    Architects and Engineers are designers. Quantity Surveyors worry about cost and build ability.

    As a QS, we are not supposed to be an added cost really. Yes, you will pay for our services, however, we generally save multiples of our fee by:
    • Interogating design
    • Value engineering (finding cheaper ways to do the same thing)
    • Tendering (which brings its own savings)
    • Keeping an eye on the project and changes (which lead to cost, generally)
    • Our very presence generally makes sure contractors dont take you for a ride
    • You will need a QS should you wish to self build for the costing certificate

    Planning on going with a building contractor. Advice I was given so far was to draw up construction drawings and spec and send out to building contractor. I asked about a qs and told what would I want one for.

    Who is to say you get like for like in that scenario? How do you compare quotes? You mention "building contractor" as in a singular. You need to hawk this out to about 5 of them.
