    What factors affect their 'professional' fees. For example would they change if buying a 200k house vs a 500k house. (obviously stamp duty etc would change before people say that)

    Don't wait to go sale agreed. Contact one before it happens. Also ask the Estate agent for a list of reputable Engineers/Surveyor. Pick anyone you like but nobody off that list. Have your own surveyor, get him from your own sports/social circle ready to go.

    What affects the "Professional Fees" price is not strictly a thing. Mine charged 1300-ish I think (about 5 years ago). It was the least of our problems just glad to get a place. Professional Fees shouldn't vary more than two hundred euro one way or another.
