Reversing traditional living-kitchen layout?

    Im renovating a regular 3 bed semi soon and it needs a bit of work like a rewire, replumb, new heating system and Im planning on using underfloor heating and replacing the current floor downstairs.

    Given the amount of work that will need to be done I was also thinking of reversing the downstairs layout which is currently living room at the front and the kitchen at the rear. The current living room has a fireplace and the stairs behind its wall so it is about 1.2m narrower than the current kitchen area, which is 4.0m wide. I was thinking of swapping them around as there is more space at the rear where I would spend more time if it was a living room. Im also thinking of doing it because of the suns aspect on the house.

    Just wondering if anyone can point out any stumbling blocks that I should be considering here from the point of view of practicalities, costs and complexity of the work needing to be done.

    Also wonder how could the chimney could be incorporated as part of a kitchen. Is it possible to have it blocked up and sealed but also to use it as a vent for an ovens extractor fan? Would it be possible to have a small stove about 2m away and run the flue to extract through the chimmney?

    Do you have any floor plans? What is the aspect of the front/back?

    I'd always be a fan of having the kitchen in the brightest part of the house - living rooms (at least in my house) tend to be evening time rooms so having the sun there in the day time is a waste.

    Totally agreed and the sun aspect is a large part of the reason I am considering doing it. The front faces east and the rear west which is why I am keen to have the kitchen moved to the front to gain the sun in the morning.
