Need advice on who should survey dodgey builders work?

    Hi, we used a builder to renovate our house without major issue a few years ago. Got the same guy to do an extension for us this summer but the outcome was very different. We stupidly paid him very close to the full sum so he has no incentive to come back and fix what is wrong.

    The list of what is wrong is very long, including safety hazards such as not disconnecting outside lights and instead burying them in the ceiling of the new room, levels on the floors are wrong, he built a new shed that when it rains the rain pours down the internal sockets, his painters splashed paint over our neighbours driveway and cars when painting the outside of our house.

    He basically turned from the sound guy we thought he was to a complete nightmare and has told us he is done from the job and no intention of coming back to fix anything. He will not provide us with electric certs or homebond as promised.

    At this stage we do not want him back near our house but do want to record what state he has left the house in so we can set about getting it sorted. We estimate this will be in the region of €7k so do not want to let him off with this.

    I have spoken to our solicitor who recommended getting a survey done and then a QS to price up the works required and we can proceed with sending a formal letter to the builder.

    Would anyone have recommendations of what type of surveyor would do this for us? Or steer in the right direction?

    A building surveyor would probably be the best person to look at/write up a report (and provide approximate costs). Failing that, an architect or engineer may also prepare a report and then get a quantity surveyor to cost.

    Thanks for the quick reply. Can you give recommendations on this or is that not allowed? We are in Dublin.

    From searching online the majority seem to specialise in surveying homes when purchasing, is that the type of company we should be contacting?
