Hi. Family member has gone for a replacement planning for current house. Planning has been granted. However when the plans were submitted the architect lowered the FFL from the current house by 1.4m to give a better chance of getting approval due to the increased ridge height of the new house. They are not so keen now on reducing the FFL/site by 1.4m, so as wondering if it is a must given that it is shown on the site map. Basically can they build to the old FFL or somewhere in between the old and new?

If they build to the old FFL, will that mean the height of the new house will be 1.4m higher than permitted?

My initial opinion is no, they cannot build the new house design to the old FFL as it would make the dwelling 1.4m higher than what has been granted.

Thanks for the reply. Is it possible that it could be changed to the old FFL or somewhere in between as a minor amendment or would it require new planning?
