gut first floor of house for retail

    i am looking to gut a first floor house similar to picture to create a retail unit.

    how much, ballpark, assuming a standard 3 bed house, would it cost to create the retail shell, just one large space and one small room plus staff toilet?
    not including fit out cost.

    Planning, Fire cert, Dac, psdp/cs, structural eng, that’ll be the guts of 10k

    Instead of writing an easy on what’s potietially in involved , given zero info: anywhere from 20 to 100k

    You would be definitely looking at closer to 70 or 80 grand between everything.
    New doors, windows probably a few steel supports , electrician and plumbing.
    New fire alarm and fire exits. Floors would need levelling.
    Probably a straight enough job for most builders but don’t expect to much change from 80 grand.

    Biggest hurdle here will be getting planning depending on location.
    After that, the fire cert and DAC are technical exercises.

    You will be creating a flat so you need an assigned Certifier and all the fire separation that comes along with apartment construction.
